Legal Problems at El Cortez Condominiums

Dan Bauder with the SD Reader and formerly with the Union Tribune reports on the lawsuits and development and sales practice controversy at the El Cortez condominiums development located in downtown's Cortez Hill neighborhood.

I have personally been in this building and while it's pretty much cornered the market on classic building condominiums downtown the infrastructure of the building is troubled.

Thanks for the heads-up on these "view" problems. I guess anyone buying should do a very good search on all proposed developments near by which could spoil views.

Hi Mark,

Personally I don't think a lot of people think about these issues or if they do they discount them. I remember talking to a guy about Electra and the view path to the bay in front of it. He was convinced and also said the sales people assured him that nothing would be built in front of the building as "the Navy will never develop" the property. I told him that the US Government can do whatever it wants outside of city planning. This is exactly what is taking place!

I've also seen MLS listings claim the view at La Vita will never change. I highly doubt that is the case as well.

Do you know anything specific about the infrastructure problems at El Cortez? I read the SD Reader story and did not find anything about that issue (only the problem with obstructed views).

Hi anon 9:45,

Cortez Hill is one of my favorite neighborhoods so I've spent a lot of time there and have met several people that live in the building. The complaints are that the building is old and when it was first reopened as apartments the infrastructure of the building wasn't completely updated. This does put the building to some degree into the apartment conversion category.
