There are 8 one bedroom condos for sale here at LaVita for less than 400K. . .this one is WAY overpriced. . .Bella Via has no pool or other amenities. . .also more street noise on India, and closer to trains. . .some of the units here at LaVita are on floors with decent city views or courtyard views. . .we won't even go into what 400K will buy at AcquaVista - but a 2 bedroom is available for that price. . .we are finally seeing capitulation in prices around town - "Jim the Realtor" has some sobering statistics on his site about downtown condos and inventory. . .massive inventory - few sales, and more foreclosures. . .my friends at two banks say, "banks want these foreclosures off the books by the end of the year." We will see fire sales in October through November.

the builder of bella via has a better reputation than the builder of la vita. a lot of people probably do not realize that.

supply and demand, the supply of la vita units is proably driving the price down of those units.

bella via is 200 sf larger than a one bedroom at la vita, no comparison. at that size, bella via is $480 per sf, compared to la vita's $530 or higher.

the hoa fee isn't much cheaper at bella via, but it is under 300.

it's all just a matter of one's own taste, but you can't compare the two, or three if you throw in aqua vista.

Jim the Realtor is actually what they call a "stand up guy" - for a realtor - he has his own blog site with great statistics. . .

New "disaster center" to join "the black hole of value, Acqua Vista"- The Mark - check out Craigslist - put in "The Mark" and look at the number of rental listings - AND the place has only been open a few weeks!!!. . .this was aparently 80% sold out in 2004 when it broke ground - wonder what the cancellation rate is there? Note their web site - marksandiego.com. . .no new news postings since 2005. . .interesting.
